DESIGN PROPOSAL
The Design Contract is composed of three separate phases
- Feasibility/SiteStudy
- Conceptual Design
- Working Drawings
Feasibility/Site Study includes: the research of current zoning and building codes and of the existing site and structure to determine the parameters of our design. Meetings with the City Building Dept. and visits to the site to photograph, measure, and draw the "As Built" structure.
Conceptual Design includes 2 or 3 meetings between designer and clients to explore and determine the plan that best suits your needs. We will draw plans for our discussion and manipulate the design to come up with the plan which offers the best flow, space utilization, and aesthetic appeal. (It is important to determine the budget early in the C.D. phase so as not to waste time designing an unrealistic project.)
Working Drawings include all drawings necessary to secure a building permit from the city. The list of drawings typically required by the City for most of project are as follows:
